The most frequently asked questions about the Polish office real estate market in 2026 - based on data from officelist.pl.
What is the office vacancy rate in Warsaw in 2026?
Class A office vacancy in Warsaw stands at around 10% (as of April 2026). This is a decline compared to 2024, mainly due to limited new supply - only 9 Class A buildings were delivered across the whole of Poland in 2025.
Why do you use medians instead of averages?
Medians better reflect the "typical" rent on the market. An average is sensitive to extremes - a single premium building at 37 EUR/sqm pulls the average up. The median ignores these outliers and shows the price you can realistically expect.
Which Polish city offers the most favourable lease conditions?
According to the Brookfield Partners Tenant Advantage Index, the most favourable conditions are offered by cities with high Class A vacancy and lower median rents - current results are shown in the section above.
Is it worth renegotiating an office lease in 2026?
In most cities, yes - especially if your lease was signed between 2021 and 2023. Current market dynamics give tenants a strong negotiating position.
Why do we focus on Class A offices?
Class A offices represent the modern standard - buildings with the best infrastructure, ESG certifications and locations. This is the segment with the best comparative data and the highest negotiating potential.
How does a tenant representative differ from a real estate agency?
A tenant representative represents only the company looking for office space - never the building owner. Brookfield Partners works exclusively on the tenant side.
