Conclusion three: time is on the landlord side. Only one hundred and twenty-eight thousand square metres remain under construction - under two percent of the stock. Record absorption with minimal new supply leads to one thing: pressure on rents in the centre will rise.

If your lease ends in eighteen to twenty-four months, I recommend starting renegotiations with your landlord as soon as possible. Rents will keep rising, so if you want to protect your position at the table, this is the last call.

Three conclusions lead to one: rents will grow, the tenant market is ending. But if your company does not necessarily need to be based in Wola or Śródmieście, there are good alternatives such as Mokotów - and there you can find real savings.

I also encourage you to start renegotiating with your landlord as soon as possible, because that is when your negotiating position will be strongest.
