Kraków is still a tenant’s market: an 18.97% vacancy rate and an average asking rent of €14.38/m². Yet available space has been shrinking for seven consecutive quarters, and in the City Centre only 8.6% remains vacant. There is still plenty of room to negotiate, but it is narrowing.

Four districts, four different markets

The spread in availability here is the widest in Poland. With 8.6% vacancy, the City Centre is already a landlord’s market, while in the North-West more than a third of space stands empty. The same company will pay either €13.08 or €16.44/m² in Kraków, depending on where it sets up.

Rent comes with service charges, with a median of PLN 22.00/m², equivalent to roughly €5.2. The asking rate on its own says little, however: after rent-free periods and the landlord’s fit-out contribution, the real cost on a five-year lease is typically 15-25% lower. In buildings where more than 25% of space is vacant, incentives can go beyond the market standard.

We are in Kraków every day

We do not cover Kraków remotely from Warsaw. Our office is in Unity Tower at ul. Lubomirskiego 20, ten minutes from Kraków Główny, the main railway station. How much does it cost to rent an office in Kraków?
The average asking rent in Kraków is €14.38 per square metre per month (August 2026, OfficeList Pulse data). On top of that come service charges, with a median of PLN 22.00 per square metre, equivalent to roughly €5.2. The top end of the market is €17-20 per square metre. The asking rate, however, is a starting point, not the price: after rent-free periods and the landlord’s fit-out contribution, the real effective cost on a five-year lease is typically 15-25 per cent lower.
Where in Kraków is it easiest to lease an office?
The differences between districts are the largest in Poland. In the North-West 36.44 per cent of space is vacant, and in the North-East 25.36 per cent, which gives the widest negotiating room in the country. In the City Centre vacancy stands at 8.60 per cent, which already makes it a landlord’s market, with rents reaching €16.44 per square metre. Beyond official vacancy, there are a further 26,800 square metres available for sublease, 15,500 of them in the City Centre.
Is now a good time to renegotiate a lease in Kraków?
The negotiating window is still open, but it is narrowing: vacancy has been falling for seven quarters, from a peak of 21.7 per cent in 2024 to 18.97 per cent today. We advise companies with leases expiring in 2027-2028 to raise the subject now and to run the renegotiation in parallel with a relocation scenario. Competition between options is the most effective lever for reducing cost, and without it the landlord has no reason to improve the terms.
How long does it take to lease an office in Kraków?
The full process, from needs analysis through building selection and negotiation to design and fit-out, takes up to 18 months. A renegotiation of an existing lease on its own can be completed in 3-6 months. That is why it pays to start 12-18 months before the lease ends: at that point a real alternative still exists, and the decision is not made under time pressure.
Who pays for the tenant advisor?
