We have built a tool to make your office leasing process easier
The Tenant Playbook is a free Excel file containing three tools we usually build from scratch for every client: a situation diagnosis (renegotiation or relocation), a chronological task list running from 24 months before lease expiry to moving day, and a stay vs go decision matrix with eight weighted criteria. It comes with a Polish-language glossary of terms and a short manual that lets you get through the tool in 20-30 minutes. The files are currently available in Polish only.

We hear this almost every time we work with a client renegotiating an office lease for the first time. The problem is not that the process is complicated. The problem is that the landlord does this every day, while you come back to it once every five or seven years.
The landlord knows current rents, has a market database and a legal team. You go through the process once in many years, often under time pressure and without being sure what counts as market standard.

Why are we giving it away for free?
Because we believe an office lease decision should be an informed one, whether a company works with an advisor or runs the process on its own. A structured process and a clear view of the full scope of the task are worth having before you sit down with your board.
We know this process inside out, because we go through it with clients regularly. The playbook distils that knowledge into a tool anyone can use, not just our clients.
