Global climate change, urban development, and growing environmental awareness have increased the importance of construction based on principles of environmental respect. What impacts a project's environmental performance and how can we identify a building that is truly environmentally friendly?

Building Certificates

Several different building certification systems exist globally. However, there are no universal, international standards for assessing investments. According to EU Directive 2010/31/UE, since January 2021, all new investments must demonstrate near-zero energy consumption.

Most Popular Office Certificates in Poland

Poland ranks at the top of Central and Eastern European countries with the largest number of certified buildings. The most frequently awarded certificates are BREEAM, LEED, and WELL.

BREEAM

BREEAM (Building Research Establishment Environmental Assessment Method)

BREEAM is the most frequently chosen method for certifying office buildings in Poland. Created in 1990 in Great Britain, it is applied in 77 countries. Buildings are rated at levels: Pass (30%), Good (45%), Very Good (55%), Excellent (70%), Outstanding (85%).

LEED

LEED (Leadership in Energy and Environmental Design)

LEED is an American building certification method used in 168 countries. The system is similar to BREEAM. Buildings receive points at levels: Certified (40-49 pts), Silver (50-59), Gold (60-79), Platinum (90-110).

WELL

WELL Building Standard

WELL Building Standard focuses on ensuring user comfort and health. Applied in 48 countries. It has 10 categories: Air, Nourishment, Water, Light, Movement, Acoustics, Thermal Comfort, Materials, Mind, Community. The certificate is awarded for 3 years.

Impact of Certificates on Rental Rates

Costs associated with building a certified facility are significantly higher than for non-certified buildings. However, thanks to the technologies applied, it is possible to achieve better rates for operating expenses. Tenants consciously pay more for green buildings.

Summary

Environmental building certificates have become the standard in Poland's real estate market over the past few years. Sustainable buildings are characterized by fewer vacant spaces, and tenants are more inclined to extend their lease agreements in such properties.
